I usually pull these numbers on Sunday.......however this Monday is this week's Sunday. Happy Memorial Day!

I find it interesting to watch the absorption rate for the four price quartiles for the city of Medina.   Below is a breakdown of the single family homes on the market in Medina. If you look at the lower third and fourth quartile, more homes are absorbed/sold faster than they are coming on the market, For instance, in the lower third we had five new homes come on the market and nine were sold. Look at how fast they are absorbed compared to the upper two quartiles. 

The bottom line is this is a great time for move-up buyers. First-time buyer homes are moving faster than they hit the market. Upper priced homes are becoming a good deal.
